The story of Chaffee Park.
Chaffee Park is the closest thing NW Denver still has to an attainable neighborhood, and it rarely makes buyers' lists. It occupies the city's northwest shoulder — Federal to the rail line, 52nd down to I-70 — directly above Sunnyside and beside Regis. When I-70 went in during the 1960s it severed these blocks from the rest of the northside, and the neighborhood has flown under the radar ever since while Berkeley, Sunnyside, and LoHi transformed a mile south.
The housing stock is wonderfully consistent: small, solid brick ranches, bungalows, and Cape Cods built in the late 1940s and early 50s. The origin story is a good one — the Chaffee Park Heights subdivision was approved in 1946, and its first 412 homes were sold exclusively to World War II veterans with children. The neighborhood is named for Jerome Chaffee, one of Colorado's first two U.S. senators. Most homes trade in the high-$400s to $600s, with updated and expanded ranches pushing into the $700s — NW Denver's entry price, for buyers who keep getting outbid a mile south.
The neighborhood's modern story is Aria, the redevelopment of the former Marycrest convent at the north end: a mixed-income community built out over the last decade that includes one of the country's few convent-to-cohousing conversions, Habitat-built affordable townhomes, and urban-agriculture space developed with Regis University. That project also seeded the Chaffee Park Wellness Loop, a 3.5-mile marked walking route through the neighborhood, and upgrades at Zuni Park — the local green with courts, fields, and a clear shot of the downtown skyline. The city named Chaffee Park a Sustainable Neighborhood in 2014.
The trade-offs are honest and priced in. I-70 runs the entire southern edge, and the closest blocks hear it. In-neighborhood dining is thin — McCoy's, the old-school diner at I-70 and Federal, is the green-chile landmark — so residents run to Tennyson Street, Sunnyside, or the Federal Boulevard food corridor, all minutes away. Transit is bus-first (Federal's high-frequency line), with the G Line a short drive. Families are in Denver Public Schools with Beach Court Elementary in the neighborhood and choice enrollment widely used — I walk buyers through the real options by address.
What I tell buyers: Chaffee Park is the same value conversation Sunnyside was a decade ago, with a highway's worth of discount for a highway's worth of edge. For a first house in NW Denver, this is where the budget goes furthest today.
