Berkeley is the neighborhood I call home, and I'm not shy about saying it's one of the best places to live in Denver. Tennyson Street — the neighborhood's spine from roughly 38th to 46th Avenue — is as good a neighborhood main street as you'll find in any major city: independent coffee shops, serious restaurants, breweries, and boutique retail. First Fridays bring locals out to Tennyson for what feels like a vibrant street party, with art, food, music, and socializing at the park year-round. It has the feel of a neighborhood that built itself slowly by locals, for locals.
The housing stock is predominantly Craftsman bungalows, Tudor-style homes, and Victorian cottages from the early 1900s through the 1930s, with a consistent wave of modern infill construction on scraped lots over the past decade. You'll find everything from lovingly restored hundred-year-old homes to brand-new modern builds on the same block. Most homes sit on 25-foot-wide city lots with alley access and small but functional yards.
Berkeley sits at roughly 5,400 feet elevation, giving it long views and a slightly elevated feel compared to neighborhoods closer to the Platte. I-70 is a five-minute drive north — meaningfully close for weekend skiing — and downtown Denver is about 15 minutes by car or a direct bus line. The neighborhood has strong bike infrastructure along 44th Ave and Tennyson itself.
Real estate values have held up well through multiple market cycles. The demand is structural: Berkeley has the combination of walkability, character, and proximity to downtown that's genuinely difficult to find in Denver at this price point. Buyers who move here tend to stay, which keeps turnover low and competition real when good properties hit the market.

Bike riders have solid infrastructure along 44th Avenue connecting east toward Sunnyside and LoHi, or south on Perry to Highlands, and Tennyson itself is low-traffic enough that most residents ride it regularly.
