We don't rush. Most downsizing clients work with me for 6–12 months from first conversation to close. You set the pace.

Estate sale specialists, junk haulers, painters, stagers, movers — I have a network that makes the prep manageable without you having to coordinate everything yourself.
Two-sided coordination
Selling and buying often happen back-to-back. I coordinate timing, contingencies, and bridge financing so you're never caught carrying two homes or scrambling for short-term housing.
Family communication
Adult children often weigh in on these decisions. I'm comfortable looping them in — or keeping them at arm's length — depending on what works for you.

Plan the prep
I walk through your current home and help identify what to keep, donate, sell, or store. I'll connect you with vendors as needed so you're not doing this alone.
Find the next home
Often parallel to the prep work. We identify smaller-home options that match your lifestyle — a ranch-style home, a townhome, a condo, or a 55+ community, depending on what fits.
List, sell, and time the move
Strategic listing of the current home, with timing aligned to your purchase. Bridge loans, leasebacks, and rent-back arrangements are all on the table depending on the situation.
Move and settle
I can help coordinate packers and movers, and I'll show up on move day if that's helpful.
Denver Neighborhoods Worth Considering
Some Denver neighborhoods are particularly well-suited to downsizing — walkable, with single-level options, low maintenance, and close to amenities. Wash Park, Cherry Creek, LoHi (condos and townhomes), and parts of Wheat Ridge tend to come up most often in these conversations.
