The story of LoHi.
LoHi — short for Lower Highlands — is Denver's most urban neighborhood outside of downtown itself. Situated on the bluff above the South Platte River and I-25, it has unobstructed downtown skyline views from multiple points and some of the city's most concentrated restaurant and bar activity. Avanti Food & Beverage at 32nd and Pecos has become a destination in its own right. Rooftop bars like Linger, Little Man Ice Cream on 16th Street — LoHi has the kind of density of options that usually only exists downtown.
The housing mix in LoHi skews heavily toward condos, townhomes, and newer construction, reflecting the wave of development that transformed it from a transitional neighborhood in the early 2000s to one of Denver's most sought-after zip codes. Single-family homes still exist — particularly on the streets bordering Highlands to the north — but buyers should expect to compete. For condos and attached product, LoHi offers more options at lower price points than detached homes.
LoHi's walk score of 88 is among the highest in Denver, and the neighborhood has excellent bike infrastructure connecting it to the South Platte trail system and downtown via the pedestrian/bike bridges at 15th and 16th Streets. LoHi's primary outdoor infrastructure is the South Platte River trail system, accessible via the dedicated pedestrian and bike bridges at 15th and 16th Streets. The trail connects south toward Confluence Park and REI, and beyond toward Platte Valley. Confluence Park itself — at the junction of Cherry Creek and the South Platte — is a 10-minute bike ride and serves as the neighborhood's de facto outdoor gathering point in summer. For a quieter green space, Highland Park (small pocket park) provides a neighborhood-scale option.

LoHi is served by Denver Public Schools. The neighborhood's denser, more urban character means it draws fewer families with school-age children than Berkeley or West Highland — but for those who are here, boundary schools include Edison Elementary, feeding to Skinner Middle School and North High School. DPS's open enrollment is widely used in this area, with many families choosing charter and innovation school options citywide.
Shopping & Entertainment
LoHi's retail leans toward experiential — restaurants, bars, coffee, and fitness studios dominate over everyday retail. For groceries, a Sprouts and King Soopers are within a short drive. The neighborhood's real entertainment draw is its concentration of nightlife, rooftop bars, and dining destinations that function as destination spots for the broader Denver metro on weekends. Little Man Ice Cream consistently has lines suggesting its draw extends well beyond the immediate neighborhood.
Commute & Transportation
LoHi's position just north and west of downtown makes it one of Denver's most commuter-friendly residential neighborhoods. Downtown is a 5–8 minute drive or a 15–20 minute bike ride via the Platte bridges. The 16th Street Mall and Union Station are bikeable and walkable for those with downtown jobs. I-25 access via the 20th/23rd Street interchange keeps car commutes efficient. DIA is approximately 40 minutes east on I-70.
