West Highland is the residential heart of what most Denverites loosely call "the Highlands," anchored by Highland Square at 32nd Avenue and Lowell Boulevard. The corridor is independently owned end to end — coffee, bagels, pizza, sit-down dinner, breweries, wine — a diverse, walkable mix that built itself over decades and has survived multiple real estate cycles without losing its character. The annual Highland Street Fair in June and the Sunday farmer's market are the kind of neighborhood traditions that signal what kind of place this is.

The neighborhood runs from 38th Avenue south to 29th, bounded by Sheridan Boulevard on the west and Federal Boulevard on the east — where it meets LoHi (Lower Highlands). LoHi sits lower, closer to the South Platte River, with denser condos and townhomes and a louder nightlife scene. West Highland is older, more architecturally intact, and lower in density: brick Denver Squares, craftsman bungalows, and Victorian-era row houses on tree-lined blocks. When buyers say they want "the Highlands," this is almost always what they're picturing.

West Highland sits on a ridge above the river, which creates meaningful per-block price variation — east-facing blocks pick up downtown skyline views, west-facing blocks look toward the Front Range. DPS's open enrollment allows families to apply citywide for charter, innovation, and magnet programs — a significant factor for many West Highland buyers who research school options before closing.

Highland Square evolved organically over decades — no developer planned it, which is exactly why it works.
