About Belcaro
The story of Belcaro.
Belcaro consistently ranks among Denver's most expensive neighborhoods by average sale price, but it doesn't announce itself. The street presence is understated. The driveways are long. The hedges are well-kept. The neighborhood is almost entirely residential by design, with no apartment buildings, no commercial corridor, and low through-traffic, and the result is a place that has always felt apart from the rest of the city, not isolated but intentional.
Development filled out the blocks through the 1940s and 1960s with brick ranches, Tudor Revivals, and custom mid-century homes on generously sized lots, along streets wide enough that the mature tree canopies arch over them without crowding. Belcaro was designed to feel like a place you'd stay, and most residents do.
The name itself tells you something. Belcaro is Italian — beautiful and beloved — and U.S. Senator Lawrence C. Phipps chose it for the estate he built here in the early 1930s with a Carnegie Steel fortune, then platted the surrounding land as one of Denver's most prestigious residential enclaves. The Phipps Mansion still stands today, a 54-room Georgian Revival landmark on 8.5 acres of formal gardens, now a private residence. Few Denver neighborhoods can point to a literal landmark within their own boundaries and say: that's where this place began.
The neighborhood sits south of Cherry Creek, the waterway and trail rather than the shopping district, bounded by East Alameda to the north, Mississippi to the south, Colorado Boulevard to the east, and University Boulevard to the west. Bonnie Brae abuts the western edge, and the two share a character even if they carry different names. The Cherry Creek Trail runs directly along the neighborhood's northern border, a car-free bike route to Cherry Creek North, downtown, or Cherry Creek State Park.
What Belcaro doesn't share with Cherry Creek North across the water is density, and that's the point. The buyers who come here are specifically choosing not to be in a condo, not to be steps from a restaurant row, and not to share a wall with anyone. They want a yard, privacy, architectural character, and the kind of quiet that city money tends to buy. The trade-off: with no commercial main street, day-to-day errands generally require a car. This is a neighborhood for people who don't need a neighborhood to prove anything.

Dining & Coffee
Belcaro is almost entirely residential, and that's deliberate. There is no commercial main street, no neighborhood coffee shop on the corner, no bar within a five-minute walk. To Belcaro buyers the absence of retail is a feature, part of what keeps the neighborhood quiet and through-traffic low. In practice, residents borrow their dining scene from Cherry Creek North, a short drive north across the creek, where upscale restaurants, boutiques, and coffee shops cover most needs. Closer to home, Bonnie Brae Ice Cream, a family-owned Denver institution since 1986 with house-made flavors, sits on the Bonnie Brae border and is as close to a neighborhood gathering spot as Belcaro gets.
Parks & Outdoor Recreation
The Cherry Creek Trail is Belcaro's most significant recreational asset, running directly along the neighborhood's northern border. It's a paved, multi-use trail running the length of the city and well beyond it, and residents can access it directly for a car-free ride to Cherry Creek North, downtown, or Cherry Creek State Park. For more traditional park space, Washington Park is roughly a mile to the west, with two lakes, running and cycling loops, tennis courts, lawn bowling, and a recreation center. Bonnie Brae Park sits just to the west as well. Belcaro has no dedicated park within its own boundaries, which is worth knowing. The outdoor life here is about proximity to great assets rather than amenities at the end of the block.
Schools & Families
Belcaro is served by Denver Public Schools. Merrill Middle School is a Denver Landmark building, a Mid-Century Modern structure known for its expansive glass walls and clean lines. South High School, one of Denver's four original high schools, serves the neighborhood. Elementary assignment depends on the specific address within Belcaro; sources conflict between Cory Elementary and Steck Elementary for different parts of the neighborhood, so buyers should confirm through DPS SchoolChoice before making decisions based on a specific school. Open enrollment applies throughout the district.
Shopping & Entertainment
Day-to-day errands require a car; a neighborhood this residential, with no commercial corridor of its own, means driving for groceries, hardware, and most other needs. The King Soopers that long anchored the Belcaro Shopping Center at the eastern edge closed and relocated in 2026, and the site is now slated for apartment redevelopment. Cherry Creek North, a short drive north, covers the upscale retail and entertainment gap effectively. Colorado Boulevard along the eastern boundary connects to a wide range of commercial options heading south toward I-25 and the broader southeast Denver corridor.
Commute & Transportation
Belcaro sits roughly four to five miles southeast of downtown Denver, and by car the commute is manageable: under 15 minutes to downtown in normal traffic via University Boulevard to 1st Avenue, or Colorado Boulevard to I-25. The Denver Tech Center is approximately 20 to 25 minutes south via I-25, reached quickly from Colorado Boulevard at the eastern boundary. RTD Route 40 runs along Colorado Boulevard and connects south to Southmoor Station on the Southeast Rail light rail corridor, a workable option for those willing to combine bus and rail, though Belcaro is not a transit-first neighborhood. For cyclists, the Cherry Creek Trail is a genuine asset for commuting to Cherry Creek North or downtown without touching traffic.
