Regis is one of NW Denver's most affordable and underrated neighborhoods: a low-traffic residential area anchored by Regis University's 90-acre campus and characterized by mature trees, mid-century bungalows, and a slower pace than the neighborhoods to the south. For buyers who want NW Denver location without the NW Denver price tag, Regis typically offers some of the best value per square foot in the cluster.

The Regis University campus itself is a genuine asset: manicured grounds, Gothic architecture, sports facilities, and a sense of permanence that stabilizes the surrounding neighborhood. The area around the university is primarily single-family homes on standard Denver lots, with limited commercial intrusion. Tennyson Street in Berkeley is a five-to-ten-minute drive south, close enough to enjoy without the weekend foot traffic. Zuni Park serves as a neighborhood gathering space.

The university is also the neighborhood's origin story. The school began in 1877 in Las Vegas, New Mexico, founded by a group of exiled Italian Jesuits, and moved to donated land along the Denver trolley line in 1887 — meaning the 90-acre campus predates most of the housing around it. It was renamed Regis in 1921 to honor a seventeenth-century French Jesuit, and the neighborhood eventually took its name from the school.

I-70 access is the other defining geographic feature. Living in Regis means you're positioned for fast mountain access: Clear Creek Canyon, I-70 west toward the ski resorts, and Highway 6 toward Golden are all within easy range. The 41st/Fox rail station, a short drive east, offers a direct train into downtown for commuters. For buyers who ski, hike, or want to spend weekends in the mountains, this matters.

Home prices in Regis have appreciated steadily as NW Denver values have risen, but have remained lower than Berkeley and West Highland, mostly because the neighborhood sits north of I-70 and has lower commercial density. Regis runs to 52nd Avenue, where Denver ends. For buyers who want Berkeley's qualities at a lower entry point, it represents real value. The trade-off: Regis is car-dependent for most daily errands, and the dining scene is local and low-key rather than a destination — you'll drive to Tennyson for that. If quiet and value matter more to you than walkable retail, the trade works in your favor.

A handful of neighborhood spots serve the area, and Regis University's campus adds some commercial activity. The real benefit is proximity: Tennyson Street in Berkeley is 5–10 minutes south, putting one of Denver's best neighborhood dining corridors within easy reach without the Saturday parking competition. I-70 access also puts Wheat Ridge's Ridge at 38 corridor close.
