Interleaved with them is one of the heaviest waves of modern townhome construction in the city. That mix is the opportunity: historic homes in the $500s still exist here, townhomes run roughly $425K to $850K, and new builds with rooftop views push toward $1.5M.

Daily life runs along W 25th Avenue, a corridor that's been the neighborhood's main street since it carried a streetcar line in the 1870s — it's noticeably wider than the streets around it for exactly that reason. Today it holds Briar Common Brewery + Eatery, Sexy Pizza, 2914 Coffee, Sapor Coffee, and Ephemeral Tap & Bottle, a rotating taproom that opened in 2026 — the kind of small-operator lineup that says a corridor is still filling in rather than finished.
