About Edgewater
The story of Edgewater.
Edgewater is technically its own city — not a Denver neighborhood, but a 0.7-square-mile municipality that sits between Denver and Lakewood, bordered by Sheridan Boulevard to the east and the Sloan's Lake park to the northeast. That independent city status means Edgewater uses Jefferson County Public Schools (not Denver Public Schools) and has its own city services — details that matter to buyers. In practice, it feels like an organic extension of the Sloan's Lake neighborhood, with a small-town character that's hard to find this close to downtown Denver.
The anchor of modern Edgewater is the Edgewater Public Market — an indoor food hall and public gathering space that opened in 2019 and has become a genuine destination. With independent food vendors, a coffee shop, beer garden, and frequent events, it provides walkable community infrastructure that most neighborhoods this size can't sustain. That investment has helped stabilize and grow interest in Edgewater real estate.
The housing stock in Edgewater is primarily mid-century single-family homes — modest in size by today's standards, but often on larger lots than equivalent Denver properties. The neighborhood has attracted renovation-focused buyers who value the lot sizes, the Jefferson County school access, and the price point relative to adjacent Denver zip codes. New construction has started to appear, but the character remains mostly original.
Sloan's Lake park is walkable from most of Edgewater, giving residents access to the 2.6-mile lake loop without the Denver property taxes that come with the Denver side of Sheridan.

Lifestyle & Amenities
Living in Edgewater.
Dining & Coffee
The Edgewater Public Market is the anchor — an indoor food hall that opened in 2019 and has become one of the better independent dining destinations in the metro area. Multiple food vendors, a coffee shop, beer garden, and rotating programming give it staying power beyond a novelty. The surrounding blocks have added independent restaurants and bars as the neighborhood has grown. Proximity to Sloan's Lake means the 26th Avenue Denver corridor is also an easy walk or bike ride east.
Parks & Outdoor Recreation
Sloan's Lake park is walkable from most of Edgewater — one of the neighborhood's defining advantages. The 2.6-mile lake loop, kayak and paddleboard access, and the park's year-round recreational programming are all accessible without crossing into Denver proper. Bear Creek and the broader Lakewood trail network are accessible to the south and west. Edgewater's lot sizes tend to run larger than Denver equivalents, giving residents more private outdoor space than comparable-priced Denver properties.
Schools & Families
Edgewater is served by Jefferson County Public Schools — not Denver Public Schools, a meaningful distinction for families researching options. Boundary schools include Lumberg Elementary, feeding to Jefferson Junior High and Lakewood High School. Jeffco's school system is well-regarded, and the distinction from DPS can be a feature for families specifically seeking Jeffco access at a lower price point than Lakewood or Golden neighborhoods.
Shopping & Entertainment
The Edgewater Public Market handles much of the neighborhood's specialty food and entertainment needs. For everyday grocery runs, a King Soopers and Safeway are within short driving distance. The neighborhood's compact size (0.7 square miles) means retail is limited, but the Sloan's Lake corridor and the Edgewater Market together cover most of what residents want within a short walk or bike ride.
Commute & Transportation
Downtown Denver is approximately 15–20 minutes by car via Colfax or Sheridan to the highway network. Edgewater's position just west of Sheridan Boulevard puts it closer to Lakewood's highway infrastructure than Denver's. There is no direct light rail service, making car or bus the primary commute options. RTD bus service runs along Sheridan and Colfax. DIA is 45–50 minutes east via I-70.

Edgewater questions, answered.
- No — Edgewater is its own incorporated city, separate from Denver. It sits between Denver and Lakewood within Jefferson County. This means Edgewater properties use Jefferson County Public Schools (not Denver Public Schools), have different tax structures, and technically have Edgewater (or Lakewood) addresses rather than Denver addresses. In practice, it feels geographically continuous with the Sloan's Lake area.
