Edgewater is technically its own city, not a Denver neighborhood, but a 0.7-square-mile municipality that sits between Denver and Lakewood, bordered by Sheridan Boulevard to the east and the Sloan's Lake park to the northeast. That independent city status means Edgewater uses Jefferson County Public Schools (not Denver Public Schools) and has its own city services, details that matter to buyers. In practice, it feels like an organic extension of the Sloan's Lake neighborhood, with a small-town character that's hard to find this close to downtown Denver.

The anchor of modern Edgewater is the Edgewater Public Market, an indoor food hall and public gathering space that opened in 2019 and has become a genuine destination. With independent food vendors, a coffee shop, beer garden, and frequent events, it provides walkable community infrastructure that most neighborhoods this size can't sustain. That investment has helped stabilize and grow interest in Edgewater real estate.

The housing stock in Edgewater is primarily mid-century single-family homes — modest in size by today's standards, but often on larger lots than equivalent Denver properties. The neighborhood has attracted renovation-focused buyers who value the lot sizes, the Jefferson County school access, and the price point relative to adjacent Denver zip codes. New construction has started to appear, but the character remains mostly original.

That small-town character isn't an accident — Edgewater started as one. The town grew up in the late 1800s as a lakeside resort community while the Manhattan Beach amusement park, opened on Sloan's Lake in 1891 with a roller coaster, a zoo, and a theater, drew Denver crowds out by streetcar. Roughly 300 residents voted to incorporate as their own city in 1901, and while the amusement park was gone by 1914, that independent-city status is why Edgewater still runs its own affairs today.

Sloan's Lake park is walkable from most of Edgewater, giving residents access to the 2.6-mile lake loop without the Denver property taxes that come with the Denver side of Sheridan. The trade-off: there's no direct rail service, so commuting means car or bus, and at 0.7 square miles the city's own retail is limited to what the Public Market and nearby corridors cover.
