Speer is the neighborhood Denver's grid bends around. Its spine is Speer Boulevard, the tree-lined parkway built along Cherry Creek between 1906 and 1918 as the centerpiece of Mayor Robert Speer's City Beautiful campaign — before that, the creek was a dump-lined wash; after it, Denver had its signature diagonal. The parkway and the Cherry Creek Trail beneath it cut corner-to-corner through the neighborhood, which means a huge share of Speer addresses are a two-minute roll from a car-free bike commute downtown or upstream to Cherry Creek.

The neighborhood runs from 7th Avenue to Alameda between Broadway and Downing, and it lives between two famous neighbors: Capitol Hill's high-rise density to the north, Wash Park's bungalow perfection to the south. Speer is the blend. The northeast pocket is Alamo Placita, a designated historic district of early-1900s homes facing Alamo Placita Park, whose ornamental sunken gardens sit on the former grounds of one of Denver's early amusement parks. Hungarian Freedom Park marks the creek at 1st and Clarkson. Elsewhere the stock ranges from century-old houses to mid-rise condos and a steady wave of newer townhomes — this is one of central Denver's most actively rebuilt neighborhoods, which keeps supplying entry points the pure historic districts can't.

The food-and-coffee scene punches above the neighborhood's profile. Angelo's Taverna on 6th has been shucking oysters and slinging Italian for four decades; Pablo's Coffee at 6th and Pearl is one of Denver's original specialty roasters; Table 6 anchors the Alamo Placita corner at 6th and Corona. The Governor's Park cluster just across 7th — Luca, Vesper Lounge, Après — is an easy walk, and the Art Students League in the 1890s Sherman School building gives the neighborhood a genuine cultural anchor of its own. South Broadway's shops and stages run the western edge.

The trade-offs: the arterials. Speer, 6th, 8th, Broadway, and Alameda all carry serious traffic, and the quiet of any given block depends on its distance from them. The rental mix is higher than Wash Park's, and the scrape-and-build churn changes streetscapes year to year — opportunity for buyers, an adjustment for purists.

What I tell buyers: Speer is central Denver's value blend — trail access, historic pockets, walkable food, and more attainable price points than the famous neighbors on either side. Buy the block, not just the neighborhood, and it's one of the smartest positions in the middle of the city.
