The story of Overland.
Overland is the quietest neighborhood on this site, and that's precisely its case. Tucked between the South Platte River and Broadway on Denver's southern edge, it's a collection of small residential pockets around a golf course — modest bungalows, postwar ranches, and a growing crop of townhomes — sitting one street crossing away from Platt Park at prices meaningfully below it.
Almost nobody knows the history under their feet here, and it's remarkable. Montana City — the first platted town on this side of the Rockies, founded by gold seekers in 1858 before Denver existed — stood on this stretch of the Platte. Later, the Overland Park racetrack made this ground famous: horse racing, some of Colorado's earliest auto racing, and exhibition flights in 1910, when aviation was new enough that thousands turned out to watch. Golf arrived in the 1890s on a course laid out inside the racetrack — which is how golf got introduced to Denver, and why Overland Park Golf Course, the city muni that now anchors the neighborhood, has a claim to being among the oldest courses in the region.
That golf course and the river define daily life. The South Platte River Trail runs the neighborhood's entire western edge — a car-free bike commute downtown or a morning run along the water. Directly across the river sits Ruby Hill Park with its bike park, winter rail yard, and the Levitt Pavilion, which puts on roughly fifty free concerts every summer. Technically that's the neighbors' side of the river; practically, it's Overland's backyard.
In-neighborhood commerce is thin, and I won't pretend otherwise — Declaration Brewing just off Evans and Santa Fe is the local anchor, and that's about the list. Life happens on the edges: the South Broadway corridor with its bars, shops, and Antique Row forms the eastern boundary, and Old South Pearl's restaurants and summer farmers market are a few blocks past it. Light rail at Evans Station connects the neighborhood to downtown, and the station area is where most of Overland's new townhome and apartment growth is concentrated. Families here fall in a Denver Public Schools enrollment zone with guaranteed placement among a set of nearby elementaries — worth checking by address, and I help buyers do exactly that.
Detached homes mostly trade in the $500s and $600s, with townhomes and condos below that. What I tell buyers: Overland is for people who want south-central Denver — the river trail, the Pearl Street orbit, the Broadway energy — and would rather bank the six-figure difference than pay for the Platt Park address. Quiet streets, real value, and more history than neighborhoods twice its profile.

The South Platte River Trail offers a genuinely practical car-free bike commute into the city, and Santa Fe Drive along the western edge handles the drive north or south. For a neighborhood this quiet, the connections are better than they have any right to be.
