About LoDo

The story of LoDo.

LoDo feels different in kind from the construction that surrounds it: a human-scale streetscape of brick and cast-iron warehouses restored into housing, restaurants, and galleries — a stretch of Denver the American Planning Association eventually named a Great Place in America.

The building stock dates to Denver's wholesale era, when 150 brick and cast-iron warehouses filled in these blocks over four decades. The Lower Downtown Historic District, designated by Denver City Council in March 1988, covers 127 contributing historic structures and establishes height limits and design review that still govern the blocks today. The protected status gave the warehouses economic viability: you could restore them, convert them, lease them, but you couldn't scrape them.

The history runs to the city's founding: Denver began at this bend in the South Platte River in 1858 and grew outward from here in every direction, with Union Station opening in 1881. Then manufacturing left, then the rail freight left, and the neighborhood that had launched Denver became its skid row — urban renewal demolished roughly 20% of the buildings before preservationists got organized. The turning point was Dana Crawford, who began quietly buying and restoring Denver's oldest commercial block in 1965, one building at a time, while the city's urban renewal authority was planning to demolish that same block. She saved Larimer Square, and the buildings she saved still stand on Larimer Street. The name LoDo came later, coined in a 1983 newspaper column.

Union Station anchors the neighborhood as the RTD hub for the entire metro — the A Line runs to Denver International Airport, and the 16th Street FreeRide runs free electric buses to Civic Center. Most daily needs, from grocery runs to coffee to dinner, don't require leaving the neighborhood at all.

What all of this means for buyers: LoDo is a neighborhood with a legal spine. The historic district zoning isn't decorative. It caps height, regulates materials, and controls design in ways that have preserved the streetscape. The housing runs to lofts and condos rather than single-family homes with yards, built around urban convenience. You're not buying into a bet on what the neighborhood might become. You're buying into something the city has already decided to protect.

Dining & Coffee

Wynkoop Brewing Company is the neighborhood anchor and a piece of Colorado history: Colorado's first brewpub, co-founded by a group that included then-private-citizen John Hickenlooper, with Denver's largest pool hall on the second floor. Larimer Square is the dining corridor most people discover first. Rioja, helmed by James Beard Award-winning chef Jennifer Jasinski, has held its ground for decades, and Osteria Marco is Chef Frank Bonanno's long-established Italian restaurant. The Dairy Block, on the former Windsor Dairy site, includes Denver Milk Market, The Maven hotel, Huckleberry Roasters, and a fully activated alley of shops, restaurants, and bars. My networking group meets every Thursday at Venture X, the co-working space in LoDo, and the Milk Market is where we end up for lunch or coffee after.

Parks & Outdoor Recreation

Confluence Park sits a five-to-ten minute walk from Union Station and is, in a literal sense, the founding location of Denver: the point where Cherry Creek meets the South Platte River. Today it's an urban kayak run and a trailhead connecting directly to the South Platte River Trail and the Cherry Creek Trail. If you're a runner or cyclist who wants car-free mileage, LoDo's trail access is a genuine asset. Coors Field sits at the edge of the neighborhood and functions as a de facto park during the season's 81 home games. I've run the Colorado Rockies Home Run 5K, which ends with a lap around the warning track inside Coors Field itself, and I love being on the field for the 4th of July fireworks show. The ballpark here isn't a stadium dropped into a parking lot; it's woven into the street grid.

Schools & Families

LoDo doesn't have a traditional neighborhood elementary school within its boundaries, and the housing stock is lofts and condos rather than single-family homes with yards. Denver Public Schools open enrollment applies, as it does everywhere in DPS, so enrollment isn't limited to a single boundary school, but the research and logistical planning that entails is worth factoring into your decision. The honest framing: LoDo is built around urban convenience, and school commutes from here are a logistics question to solve early rather than an afterthought.

Shopping & Entertainment

Larimer Square handles most of the entertainment density on its own. Comedy Works is reliably cited as one of the top comedy clubs in the country, and the restaurants and retailers on the block form one of Denver's most reliably activated pedestrian corridors. The Dairy Block's alley adds an entirely different register: casual, food-hall-forward, designed for midday or early-evening social activity that doesn't require a reservation. McGregor Square's outdoor plaza across from Coors Field operates as entertainment infrastructure year-round, with a large outdoor LED screen drawing crowds even when the Rockies are on the road. Co-working options like Venture X reflect the professional character of the daytime population; this isn't a neighborhood that empties out when office workers leave downtown.

Commute & Transportation

LoDo is among the most walkable addresses in Denver, and Union Station is the RTD hub for the entire metro: the A Line runs to Denver International Airport, the B and N Lines head north, and light rail branches south, west, and northwest. A 22-bay bus concourse handles regional routes, and Amtrak stops at Union Station. For day-to-day commuting, the 16th Street FreeRide runs free electric buses from Union Station to Civic Center every 4 to 12 minutes, seven days a week. The Cherry Creek Trail and South Platte River Trail give cyclists car-free routes in and out of the neighborhood. For drivers, I-70 and I-25 are minutes away, with mountain access via I-70 west in 30 to 45 minutes depending on traffic.
