The story of Hale.

Hale has always been a place meant for living in, not passing through. The tree-lined Hale Parkway, tracing a former creek through the southern portion of the neighborhood, is a quiet, gracious street that doesn't read like a through-route. Lindsley Park, the 7.7-acre neighborhood park on the parkway, adds green space in the middle of it all, and much of daily life is walkable to the 9+CO dining and entertainment district at the western edge.

The brick bungalows that define most of Hale's residential streets went up in force in the 1940s: solid construction, classic proportions, the kind of homes that hold up across decades of ownership. Tudor Revivals appeared throughout, their steeply pitched rooflines and arched doorways adding variety. Then came the mid-century condo era, 1950s and 1960s buildings like Parkway Towers and the Cadillac Condominiums that added a meaningful ownership and rental layer to a neighborhood that had been almost entirely single-family. The result is a neighborhood with real housing range.

Hale's history is written into its names. The neighborhood and its parkway honor General Irving Hale, the Denver soldier whose veterans' organization eventually grew into the national Veterans of Foreign Wars. Rose Medical Center, a fixture on Hale Parkway for more than seventy years, was founded in 1949 by Denver's Jewish community leaders who wanted a hospital free from the discrimination that defined medical care at the time.

The biggest change in decades arrived at the western boundary, where the former University of Colorado Health Sciences Center campus at 9th Avenue and Colorado Boulevard was redeveloped into 9+CO: approximately two million square feet of mixed use with roughly 1,100 housing units and a retail and dining core anchored by an AMC Theatre. Colfax Avenue runs the northern edge with its decades-deep coffee, bar, and restaurant corridor, and Cherry Creek North is approximately a mile south along Colorado Boulevard, close enough to be a realistic errand rather than a destination trip.

Hale fits buyers who want a settled neighborhood with that housing range and a dining district at its doorstep. There is no light rail within Hale itself. The nearest station is Colorado Station at Colorado Boulevard and I-25, roughly one to one-and-a-half miles south, a drive or a bike ride rather than a walk for most residents. By car, Colorado Boulevard connects directly toward downtown, with a typical off-peak drive of fifteen to twenty minutes across roughly four miles. Buyers arriving from transit-forward cities should calibrate accordingly: the bus is a genuine option along Colfax, but light rail is not part of daily life here.
