About Genesee

The story of Genesee.

Genesee is the answer to a question a lot of my buyers ask: is there a way to live in the mountains without giving up the city? Here, honestly, yes. Genesee sits on I-70 about 20 miles west of downtown — you can work in Denver and be back in the foothills for dinner, and on ski mornings you're heading up the hill ahead of the entire metro. Clean air, ponderosa forest, and quick access to trails in every direction, with Golden 15 minutes below you.

It's also one of Colorado's original master-planned mountain communities: roughly 885 homes clustered across about 2,000 acres, deliberately arranged so that homes sit in small neighborhoods surrounded by open space. The Genesee Foundation — the community's HOA — protects about 1,200 acres of that land and maintains 12 miles of private hiking trails you can reach on foot from most homes. The design covenants are strict in a way residents tend to love: no groomed lawns, no fences, no individual mailboxes. Houses are meant to disappear into the hillside, and they do.

The wildlife doesn't treat the covenants as a boundary either. Elk herds move through yards and open space here routinely — a video of hundreds of elk crossing a Genesee backyard made national news a couple of years ago. And next door is Genesee Park, the largest park in the Denver Mountain Parks system, where the city has kept its bison herd since 1914. That's the famous buffalo overlook you've seen from I-70; residents live five minutes from it.

Community amenities run deeper than most foothills areas can offer: three clubhouses (including the historic Oxley Homestead), pools, a well-used fitness facility, tennis and pickleball courts, and services like security patrol and snow plowing that make mountain living genuinely manageable. What Genesee doesn't have is retail — the Chart House sits at the community's edge and the El Rancho corridor is a few minutes west, but groceries and errands happen down the hill in Golden. Kids attend Jefferson County schools on the Golden track: Ralston Elementary sits right in the community, feeding Bell Middle and Golden High.

The housing splits three ways: Genesee Village condos from the mid-$400s — one of the most affordable entries into foothills living anywhere near Denver — townhomes from the high-$800s, and single-family homes from around $1M into the multi-millions, mostly mountain-contemporary architecture positioned for Continental Divide or city-lights views.

What I tell buyers: Genesee is for people who want the mountain lifestyle as a daily fact — forest out the windows, elk in the meadow, trails from the front door — without surrendering their connection to Denver. Very few places deliver both sides of that equation. This one does.

There is no restaurant or coffee strip inside Genesee, and residents consider that part of the design. The Chart House sits at the community's edge for the in-Genesee dinner option, the El Rancho corridor is a few minutes west along I-70, and the rest of the rotation happens down the hill in Golden, about 15 minutes below. Buyers weighing Genesee should spend an evening on Golden's main streets the same day they tour: practically speaking, that's the neighborhood dining scene.

The Genesee Foundation protects roughly 1,200 acres of community open space threaded with 12 miles of private hiking trails, reachable on foot from most homes. Next door is Genesee Park, the largest park in the Denver Mountain Parks system, where the city has kept its bison herd since 1914; the famous buffalo overlook on I-70 is five minutes from residents' driveways. What Genesee offers instead is community infrastructure most foothills areas can't match: three clubhouses including the historic Oxley Homestead, pools, a well-used fitness facility, and tennis and pickleball courts, all maintained by the Genesee Foundation. Add security patrol, snow plowing, and weekly trash service, and the community itself supplies much of what a commercial district would provide elsewhere.

Commute & Transportation

Genesee sits directly on I-70 at Exits 254 and 256, which is the whole point: genuine mountain living with no canyon road between you and the city. Downtown Denver runs about 25–30 minutes in normal traffic, Golden about 15 minutes, and on winter Saturdays you're merging onto westbound I-70 ahead of the entire metro's ski traffic. AWD and snow tires are still standard equipment; the Foundation's plowing keeps the community's own roads manageable.
