About City Park
The story of City Park.
City Park is defined by its proximity to two of Denver's most significant cultural institutions and its namesake park. City Park itself is 330 acres — Denver's largest — containing two lakes, a bandstand, boathouse, and some of the best unobstructed mountain views in the city. The Denver Zoo sits on the park's north end; the Denver Museum of Nature & Science anchors the east. This combination of green space and cultural amenity within walking distance is exceptional even by major-city standards.
The neighborhood surrounding the park has a mix of housing that reflects its history as one of Denver's earlier residential areas: Victorian homes, Denver Squares, brick Tudors, and Craftsman bungalows from the late 1800s through the 1930s on the established blocks, with newer infill and mid-century construction in the transitional areas. The blocks closest to the park, particularly on the western and northern sides, tend to be the most desirable and the most expensive.
East 17th Avenue — sometimes called the "Restaurant Row" of this part of Denver — provides walkable dining options, and the connection to Capitol Hill to the west adds urban amenity without City Park residents being fully in the intensity of that neighborhood. Cheesman Park is also within reasonable biking or walking distance.
The neighborhood attracts buyers who want east-side Denver character, cultural access, and park proximity at prices below Wash Park or Cherry Creek. It's also appealed to buyers coming from other major cities who recognize the park-adjacent value that Denver hasn't yet fully priced.

Lifestyle & Amenities
Living in City Park.
Dining & Coffee
East 17th Avenue — the 'Restaurant Row' running through adjacent Uptown and City Park West — provides walkable access to some of the city's more established independent restaurants and bars. The corridor has enough variety and quality that residents rarely need to leave the area for a good meal. Several coffee-focused spots serve the morning and afternoon rotation. The neighborhood's proximity to the Zoo and Museum draws additional restaurant openings that serve both residents and the weekend cultural traffic.
Parks & Outdoor Recreation
City Park — Denver's largest at 330 acres — is the neighborhood's dominant outdoor feature: two lakes, a boathouse, mountain views, and some of the best Front Range panoramas accessible from anywhere in the city. The Denver Zoo and Museum of Nature & Science are park-embedded, meaning City Park residents have essentially walkable access to both. The park's running loop, duck ponds, and open lawns make it an everyday resource rather than a special-occasion destination.
Schools & Families
City Park is served by Denver Public Schools. Boundary schools include Columbine Elementary School, feeding to Morey Middle School and East High School. East High is one of DPS's flagship comprehensive high schools, known for strong arts programming and a diverse student body. DPS open enrollment gives families additional flexibility, and the neighborhood's east-side position puts it within reach of several popular choice schools.
Shopping & Entertainment
Colorado Boulevard provides City Park with accessible suburban-scale retail. The Denver Zoo and Museum of Nature & Science — technically park institutions but functionally neighborhood amenities — provide year-round programming that City Park residents have unusual proximity to. Cheesman Park and its neighborhood is bikeable to the southwest, adding another commercial corridor. For grocery, a King Soopers on Colfax serves the neighborhood.
Commute & Transportation
Downtown Denver is approximately 10–15 minutes by car. RTD bus service is frequent along Colfax, providing direct downtown access without a car. Colfax Avenue's ongoing bike infrastructure improvements have made cycling downtown increasingly practical. The neighborhood's east-side position provides efficient access to I-70 east toward DIA (approximately 30 minutes) and I-70 west toward the mountains (approximately 35–40 minutes to the foothills).
