About Central Park
The story of Central Park.
Central Park is a planned community of more than 12,000 homes, more than 50 parks, and 62 miles of trails — there is no precedent in Denver for anything like it at this scale. The neighborhood was designed from the start around healthy living, connection, and sustainability, and that level of design intention is visible the moment you walk the streets. It became the largest Energy Star community in Colorado and earned national recognition for how it was planned.
The plan drew explicitly from New Urbanist design: alley-loaded garages so front porches face the street instead of driveways, narrower and more pedestrian-friendly streets, and a fine-grained mix of housing types on each block. Central Park has twelve sub-neighborhoods, from Beeler Park and Conservatory Green to Eastbridge and Willow Park East, and most of the neighborhood is substantially built out.
All of it stands on the 4,700 acres of flat, remediated land left behind when Stapleton International Airport closed in 1995 as Denver International Airport replaced it. Construction began in 2001, guided by a design document called the Green Book, and the first homeowners moved in the following year. The neighborhood originally carried the airport's name; in 2020, residents voted to rename it Central Park, after the 80-acre flagship park at its geographic heart.
The location sits farther east from downtown than Denver's inner ring, a gap the A Line commuter rail has meaningfully reduced but not eliminated. Inside the neighborhood, the trail network connects the twelve sub-neighborhoods, so daily life on foot or by bike works well within Central Park's own footprint.
The trade, plainly: a planned community with real urban bones and a level of amenities no other Denver neighborhood has assembled at this scale, in exchange for that extra distance east of downtown.

Eastbridge Town Center is the most design-intentional node, home to Cattivella, chef Elise Wiggins' serious Italian anchor, plus a Little Man Ice Cream outpost. Stanley Marketplace, technically in Aurora on the eastern edge, is a former Stanley Aviation factory turned food-and-retail destination with 50-plus locally owned Colorado businesses: Annette, where James Beard Award-winning chef Caroline Glover cooks from a seasonal wood-fired oven, Cheluna Brewing, the first Latin-owned craft brewery in Colorado, Rosenberg's Bagels, Denver Biscuit Company, and Maria Empanada among them.

The 80-acre Central Park at the neighborhood's center is Denver's third-largest park, with a seasonal splash pad, expansive lawns, a playground, walking paths, and an outdoor summer movie series run by the MCA. The seven MCA pools, all given aviation-themed names as a nod to the airport history, are a genuine differentiator: a single resident membership covers everything from the competitive lanes at Runway 35 to the waterslides at Splash Landing and the shallow-entry Puddle Jumper for young children. The Sand Creek Regional Greenway connects to the South Platte River, the High Line Canal, and the Westerly Creek trail system, while Bluff Lake Nature Center adds genuine urban wildlife habitat. The internal trail network can be walked or cycled end to end without leaving the neighborhood's footprint.
Schools & Families
The school ecosystem in Central Park is one of the most intentional in Denver Public Schools. Every Central Park elementary school has a Gifted and Talented program: options include Westerly Creek, Isabella Bird Community School, Inspire, Swigert International School, William "Bill" Roberts K-8, and Willow. Middle school choices include DSST: Conservatory Green and DSST: Montview, both application-based public charter STEM schools, plus Denver Green School-Northfield and McAuliffe International. Northfield High School is the neighborhood's home DPS comprehensive high school, with DSST high school options available by application. DPS open enrollment means families aren't locked into boundary assignments, but it also means school options require active research and applications rather than automatic placement.
Shopping & Entertainment
The three town centers cover daily needs (grocery, coffee, dining, fitness), and Stanley Marketplace handles the destination shopping and food hall experience that anchors weekend plans for the eastern half of the neighborhood. Buyers who want a denser walkable retail district will find inner-ring neighborhoods like Congress Park feel more complete; Central Park's trade is the schools, the pools, the trail network, and larger homes. The MCA's programming calendar, from outdoor movies in Central Park to pool events and community gatherings, fills the entertainment gap in a way that doesn't depend on retail square footage. The aviation-themed public art throughout the neighborhood, including the airplane-wing installation at Eastbridge and the preserved Stanley Aviation building, gives the community a shared identity most planned developments of this scale never achieve.
Commute & Transportation
The RTD A Line is Central Park's most significant infrastructure advantage. Central Park Station is the third stop eastbound from Denver Union Station: roughly 13 minutes to Union Station and about 24 minutes to Denver International Airport, with a park-and-ride that is the largest on the line. Downtown Denver is a 20-to-30-minute drive southwest depending on conditions, and I-70 and I-270 provide freeway access east and west. Multiple RTD bus routes also serve the neighborhood. The honest trade-off: Central Park is not a walk-to-downtown neighborhood, and buyers who need to be in the urban core daily without a car will find the A Line essential rather than optional. For buyers who work remotely, travel frequently, or have a flexible commute, the location reads closer to an advantage than a limitation.
