The story of Cap Hill.
Capitol Hill is Denver at full density — the most walkable neighborhood in the city, a Walk Score of 94, packed into six-tenths of a square mile between Broadway and Downing. It's where the silver boom built its mansions in the 1880s and 90s — Grant Street was literally called Millionaire's Row — and where the twentieth century filled in around them with handsome brick apartment blocks, converted mansion condos, and mid-century buildings. The result is the most varied housing stock in Denver, and some of its most accessible price points.
That mix is the market. Vintage condos dominate: studios and one-bedrooms in character buildings that let first-time buyers into a walk-everywhere life for less than a suburban starter home, with the typical condo trading in the $350K–$425K range. Single-family homes are the rarity — surviving Victorians and Denver Squares that run from the $600s to over $2M for a restored mansion. The details matter more here than anywhere I work: HOA health, reserves, rental caps, and above all parking, because many buildings simply don't have any.
Living here means the city is your amenity. The State Capitol crowns the neighborhood's northwest corner — Capitol Hill is named for the hill it sits on. The Molly Brown House Museum on Pennsylvania Street keeps the unsinkable Titanic survivor's home open for tours. Cheesman Park sits one street east, Civic Center one street west, and the Colfax corridor along the northern edge carries the Ogden and Fillmore, two of Denver's essential music venues. Coffee and food are genuinely local: City, O' City for the vegetarian institution, Jelly for breakfast, Pablo's and Thump for coffee, Hudson Hill for the coffee-by-day, cocktails-by-night move. Dora Moore ECE-8, the oldest continually operating school building in Denver, anchors the neighborhood for DPS families.
The trade-offs: parking is hard, the Colfax edge is loud and gritty, and the feel changes block by block — the interior streets south of 13th are leafy and quiet in a way the avenue edges are not. Petty theft near Colfax is the standard urban caveat. None of this is a secret; it's the price of the density that makes everything else work.
What I tell buyers: Capitol Hill is for people who want the city itself — walkability, character buildings, music venues, history — and are willing to buy carefully to get it. Pick the right building on the right block and it's hard to beat for a walkable life in Denver.
