About Bonnie Brae

The story of Bonnie Brae.

Bonnie Brae is the neighborhood that refuses to follow Denver's grid. Platted in 1923 by developer George Olinger and designed by S.R. DeBoer — Denver's official city landscape architect — its streets curve and interlace around an elliptical central park, a deliberate piece of 1920s romantic planning meant to feel like a village rather than a subdivision. The name is Scottish Gaelic for "pleasant hill," and a century later the effect still works: turn off University Boulevard and the city noise drops away into winding, tree-arched blocks.

Officially, Bonnie Brae sits inside the city's Belcaro statistical neighborhood — it's the southwest quadrant, roughly Exposition to Mississippi between University and Steele. Practically, it's its own place, about 650 homes with a strong association and a genuine main street. The housing tells a two-era story: original Tudors, cottages, and mid-century ranches from the DeBoer plan, now interleaved with substantial new builds on the lots where smaller homes once stood. It's a $1M-plus market — entry cottages from the $900s, with Tudors and new construction trading at $2M and up.

The South University strip is the neighborhood's heartbeat, and it's mid-story right now. Bonnie Brae Ice Cream has had a line under its striped awning since 1986 — it just celebrated forty years, and it's still the first stop I make with buyers touring the neighborhood. The Bonnie Brae Tavern, the Dire family's institution since 1934, closed in 2022; its site is becoming a boutique apartment-and-retail building due in 2027, and neighbors have organized to keep the rest of the strip local — a live story worth knowing before you buy, and proof of how invested this neighborhood is in itself.

The location compounds the charm. Wash Park is directly across University — the park, plus Old South Gaylord's restaurants a few blocks in. Cherry Creek's shopping district is about a mile north. Families are in Denver Public Schools, with Cory Elementary and Merrill Middle the consistently cited pairing (the neighborhood south of here is literally named Cory-Merrill for them) feeding South High; I verify the exact assignment by address.

What I tell buyers: Bonnie Brae offers something genuinely scarce — a designed neighborhood, not an accumulated one, at Wash Park adjacency without the Wash Park address premium on every block. When a home on the curving streets comes up, it's worth moving quickly; only about 650 of them exist, and their owners know what they have.

Lifestyle & Amenities

Living in Bonnie Brae.

Dining & Coffee

The South University strip is the neighborhood's heartbeat. Bonnie Brae Ice Cream has had a line under its striped awning since 1986, and it's still the first stop I make with buyers touring the neighborhood. The strip is mid-story right now: the Bonnie Brae Tavern site is becoming a boutique apartment-and-retail building due in 2027, and neighbors have organized to keep the rest of the stretch local. Old South Gaylord's restaurant row sits a few blocks across University for the deeper bench.

Parks & Outdoor Recreation

The elliptical Bonnie Brae Park sits at the center of the curving streets, the deliberate heart of S.R. DeBoer's 1923 plan. The bigger amenity is adjacency: Wash Park, with its lake loops, rec center, and full recreation slate, is directly across University Boulevard. Living in Bonnie Brae means Wash Park is your park without the Wash Park address premium on every block.

Schools & Families

Bonnie Brae families are in Denver Public Schools with the most consistently cited pairing being Cory Elementary and Merrill Middle, the schools the Cory-Merrill neighborhood south of here is literally named for, feeding South High School. DPS open enrollment adds options beyond the boundary. I verify the exact assignment by address for any specific home.

Shopping & Entertainment

South University covers the daily strip, Old South Gaylord adds boutiques and restaurants a short walk west, and the Cherry Creek shopping district is about a mile north for everything else. The neighborhood association is active and invested, and the current effort to keep the University strip local is a good window into how much this village-inside-the-city cares about its main street.

Commute & Transportation

University Boulevard is the spine: Cherry Creek is a mile north, I-25 access sits a quick drive south, and downtown is an easy run up Speer or Downing from the neighborhood's corner of southeast-central Denver. Inside the curving DeBoer streets themselves, through-traffic essentially disappears, which is exactly what the 1923 plan intended.

FAQ

Bonnie Brae questions, answered.

  • Both, honestly. On the city's official map, Bonnie Brae is the southwest portion of the Belcaro statistical neighborhood — roughly Exposition to Mississippi between University and Steele. But on the ground it has been its own place for a century, with its own neighborhood association, its own elliptical park, and its own main street on South University. Locals say Bonnie Brae and mean something specific: the curving streets around the ellipse. My Belcaro guide covers the larger area; this page covers the village inside it.
